What is a Flood Risk Assessment?
As an architect or property developer you’ll need to understand the potential risk of flooding when designing and developing a new or previously developed site. You’ll also need to consider how your site may affect potential flooding nearby.
A Flood Risk Assessment (FRA) will identify and recommend mitigation measures to manage these risks for all stakeholders involved. It is likely you will need to know and understand all of these aspects before you submit a planning application.
Whether for a residential or commercial site, a Flood Risk Assessment identifies these risks and mitigation measures for you. The level of information to document in a Flood Risk Assessment should be specific to the nature of the proposed development.
Do I need a Flood Risk Assessment?
A Flood Risk Assessment is required under the National Planning Policy Framework (NPPF) and the Environment Agency (EA) guidance on development and flood risk when a development is located in Flood Zone 2 or 3, a Critical Drainage Area, or the site is greater than or equal to 1 hectare in size, for sites in Flood Zone 1.
You’ll also need a Flood Risk Assessment if your development is taking place within 20 meters of an Environment Agency main river. Environment Agency activity permits will be required if the proposal includes temporary and permeant works within 8m of a EA river and 16m of a tidal EA river.

How do I get a Flood Risk Assessment?
Should you require one, a Flood Risk Assessment can be commissioned via our website. To aid the report, we would need a planning reference to access the development details and proposals. Likewise, you can email your development proposals to reports@floodplanreports.co.uk
Flood Risk Assessment Cost
Depending on your sites flood zone and other variables, we charge between £299 and £899 for our Bespoke Flood Risk Assessments. Here at FloodPlan, we are confident that our pricing structure offers the greatest value for our customers.
Flood Consequence Assessment
In Wales, a Flood Consequence Assessment (FCA) report is required for developments in flood zones B, C1 and C2. Technical Advice Note 15 (TAN15) requires the level of detail of the Flood Consequence Assessment to be proportionate to the scale and nature of any development.
